It is recommended a property is rewired every 25 years, this is mainly due to the insulation of the cable wearing down. This can cause nuisance tripping of circuit breakers, or if the consumer unit is as old as the cabling it may not even trip which can cause fires.

So while the property may meet regulations and pass an EICR on the day, the insulation on the cable could fail at a later date.
